A dedicated rooftop photovoltaic system powers the building's common areas. Apartment electricity is contracted individually with the provider of your choice. Sign-up happens directly at move-in.
Rent consists of three components: net cold rent, a flat operating-cost fee, and heating and hot-water costs based on consumption. Apartment electricity and the German broadcasting fee (GEZ) are billed separately.
No, the leases are standard residential leases and therefore open-ended. A minimum rental period of 12 months applies. After that, you can stay in your home at FRIEDRICH as long as you like.
The deposit equals three net cold rents. It's held on an insolvency-protected deposit account and, after a flawless handover at move-out, is typically refunded within one month, at the latest within three months.
The entire process runs digitally. After your inquiry, you get access to our rental portal where you fill in the self-disclosure and upload your documents. After review, you receive the lease for qualified electronic signature (QES). The whole process usually takes 72 hours.
Renting works fully digitally. Through our website you can submit an inquiry or request preferred viewing dates. From August 15, you can arrange an individual viewing of our model apartments on request. You'll then receive access to our digital rental portal for self-disclosure and signing the lease – allowing you to sign in advance with a start date of October 1, 2026.

Yes, there are storage rooms in the basement that can be rented additionally subject to availability.
Damage reports are made via the tenant app. You can document the issue with a photo and submit it directly to us. In emergencies like water damage, heating failure, or power outage, you can reach us 24/7 via an emergency number.
The statutory notice period of three months to the end of the month applies. The cancellation must be made in writing.
Yes. At the latest on the last day of the tenancy, a handover inspection takes place. A property management representative will be present. Please schedule the appointment in good time via the tenant app.
After a flawless handover and final billing, you'll typically get your deposit back within three months, at the latest within six months after move-out.
